A 2021 commercial mortgage-backed securities loan sponsored by Blackstone has transferred to special servicing with a balance of $517.7 million, according to a report from Commercial Observer. The debt was originally issued as a $1.3 billion financing package in fall 2021 and was securitized under the BX 2021-21M Mortgage Trust.
The transaction entered special servicing after missing its October 2026 maturity date, based on a Morningstar Credit alert issued on Oct. 19. Blackstone was granted a three-month forbearance on the debt to facilitate asset dispositions across the remaining portfolio.
What happened
Barclays and Morgan Stanley co-originated the floating-rate, interest-only first-lien mortgage loan in fall 2021. At issuance, the debt was backed by 21 multifamily properties encompassing 6,671 apartment units located across Texas, Florida, Georgia, Washington, Colorado, South Carolina and Kansas. Blackstone had acquired those properties through multiple off-market, all-cash acquisitions between April and September 2021, according to commentary from Fitch Ratings cited by Commercial Observer.
The loan pool has since contracted to six properties totaling 1,842 units, as reported by The Real Deal. The remaining collateral includes two properties in Seattle as well as apartment complexes in San Antonio, Texas, Jonesboro, Georgia, and Bradenton, Florida. According to David Putro, an associate managing director at Morningstar, special servicer notes indicate that the six remaining properties are generating slightly more cash flow than their original underwritten figures.
What it changes for a closing
For closing teams and loan administrators handling workouts or asset sales, the transfer highlights the operational path of three-month forbearance structures tied to collateral wind-downs. When floating-rate, interest-only CMBS loans reach maturity without full payoff, loan officers and servicer counsel must coordinate forbearance documentation alongside ongoing individual asset disposition schedules.
Closing departments must track partial releases, verify allocation of sales proceeds across remaining debt balances, and align servicer approvals with individual property sales contracts under strict forbearance deadlines.
