HqO Launches REX AI Platform for Commercial Portfolios in 24 Countries

HqO launched REX, an AI platform designed to automate workflows and consolidate building data across commercial real estate portfolios.

HqO launched REX, an artificial intelligence platform designed to manage workflows and building data across commercial real estate portfolios, Commercial Observer reported. The rollout follows nine months of beta testing and extends across assets in 24 countries.

The Boston based company built the tool on its Digital Grid system, which connects leasing, operations, and tenant experience records into a single framework. Chase Garbarino, co-founder and chief executive officer at HqO, stated that the platform allows property owners to set operational guardrails while automating routine management functions before financial books close.

What happened

According to Commercial Observer, REX functions as an agentic AI system that acts on building and tenant scores within parameters defined by operators. The platform handles service request routing, preventive maintenance automation, and work-queue clearance. It also tracks engagement drops, renewal risks, and operational gaps to flag tenant retention concerns.

The software produces scheduled reports, writes ad hoc operational summaries, and answers natural language queries using data drawn from connected property systems. Users can assign specific tasks to the system, from dispatching tenant email communications to calculating health scores based on building attendance and survey results. In addition to the software release, HqO created an AI builder group to embed technical personnel directly within client teams to assist with operational adjustments.

What it changes for a closing

For lenders, borrowers, and legal teams reviewing asset performance during commercial real estate financings, the tool places fragmented property records onto a single operational ledger. Commercial assets often run on dozens of independent systems that do not share information. Bringing service requests, maintenance logs, and tenant engagement metrics into one system provides closing participants with consolidated operational records.

Access to structured tenant health indicators and automated maintenance records helps deal parties verify building stability and tenant retention trends prior to closing transactions. By generating cross-suite visibility that links leasing and operational data, the platform provides transaction teams with documented property histories during due diligence reviews.
