Newmark Launches Bridge Loan Program With $35M Georgia Financing

Newmark established a multifamily bridge lending program and issued a $35 million refinancing loan to MFP Capital for a property in Georgia.

Newmark has launched a multifamily bridge lending program under its debt and structured finance platform, according to a report by Commercial Observer. The brokerage closed its first transaction under the program, providing a $35 million bridge loan to MFP Capital to refinance a residential property in Georgia.

The initial financing backed Independence Place, a 264-unit multifamily community located at 1300 Independence Place Drive in Hinesville, Georgia. Newmark originators Henry Stimler, Bill Weber, and Ricky Warner arranged the debt for the transaction.

What happened

The new platform focuses on providing short-term bridge debt to multifamily assets. Commercial Observer reported that the program is intended to support borrowers throughout their financing lifecycle and could eventually create a bridge-to-agency pipeline leading into securitized agency lending with Fannie Mae and Freddie Mac.

Sharon Karaffa, president of multifamily debt and structured finance at Newmark, stated that offering short-term bridge debt allows the firm to draw closer to securitized agency lending while providing clients with continuity and greater flexibility.

The underlying collateral, Independence Place, is located in Hinesville, a county seat situated approximately 40 miles southwest of Savannah. The apartment community features one-bedroom to four-bedroom layouts, with property amenities that include a swimming pool and an on-site fitness center.

What it changes for a closing

For settlement teams and closing counsel, the introduction of a brokerage-sponsored bridge program alters the path between interim debt and long-term agency takeouts. When an originator controls the bridge debt and targets an agency takeout through Fannie Mae or Freddie Mac, transaction teams can align early diligence and title requirements with agency standards.

Structuring bridge debt with an eye toward future agency delivery requires counsel to review interim loan covenants, prepayment terms, and property condition reports so the asset remains eligible for take-out financing. Originators and closing teams handle the immediate refinancing needs under bridge terms while preparing the compliance framework for a potential second closing under agency guidelines.
