An affiliate of Nexus Development closed $276 million in refinancing for two senior housing communities totaling 395 units in Newport Beach, California. Commercial Observer reported that Bank of America provided a $140 million loan for Vivante Newport Center, while JLL Real Estate Capital provided a $136 million loan for Vivante Newport Mesa.
JLL Capital Markets arranged the debt package on behalf of Nexus Development, with Greg Brown and Aaron Rosenzweig representing the privately held sponsor. While the brokerage announced the transaction without naming the lenders, Orange County property records identified Bank of America and JLL Real Estate Capital as the respective funding sources.
What happened
The refinancing encompasses two distinct senior living campuses in Newport Beach. Vivante Newport Center secured $140 million across 99 units, translating to roughly $1.4 million per unit. According to JLL, this represents one of the largest financings on a per-unit basis recorded in the history of the senior housing sector. The six-story property opened along San Clemente Drive in 2022 near Fashion Island and Hoag Hospital Newport Beach, featuring an indoor pool, a fitness center, restaurants, a cocktail bar, a theater, a bowling alley, and a golf simulator.
The second property, Vivante Newport Mesa, obtained $136 million across 296 units situated on a 6.8-acre campus on Monrovia Avenue near South Coast Plaza. That community opened in phases in 2013 and 2020 and includes a three-story building alongside a four-story building.
What it changes for a closing
For closing teams, the split structure underscores the mechanics of executing parallel debt facilities across separate assets under a single portfolio mandate. Rather than closing a single blanket mortgage under one master credit agreement, the transaction required bifurcated loan documentation, separate legal teams, and isolated underwriting files for Bank of America and JLL Real Estate Capital.
Deal teams managing similar bifurcated refinancings must balance distinct lender requirements, distinct title insurance policies, and standalone closing checklists while aligning closing schedules across commercial banks and mortgage banking platforms. The per-unit valuation metric at Newport Center also reflects the documentation density required when specialty amenities, ranging from healthcare adjacencies to specialized hospitality features, factor directly into property collateral.
