Northmarq Arranged $95.8M Refinancing for E&S Ring Multifamily Portfolio

Northmarq arranged $95.8 million in refinancing from Voya Investment Management for an E&S Ring portfolio of six multifamily assets in Southern California.

Northmarq announced that it arranged a $95.8 million refinancing package for an E&S Ring multifamily portfolio across Southern California. Voya Investment Management provided the debt for the six properties, which encompass 1,461 units in total.

Commercial Observer reported that Nathan Prouty, Andrew Slaton, and John Holt of Northmarq facilitated the financing. The new debt repays existing borrowings across the assets, which included four loans originated by Voya in 2007.

Portfolio and debt structure

The financing is structured as six distinct, non-cross-collateralized loans rather than a single blanket mortgage. The debt package combines fixed-rate and floating-rate executions, and incorporates interest-only payment periods alongside specific prepayment provisions.

Four of the properties sit within Los Angeles neighborhoods, one is located in Culver City, and the final asset is in Victorville. The portfolio consists of the 168-unit Casa Granada and the 183-unit Sunset Barrington Gardens in Brentwood, the 117-unit Meadows South in Culver City, the 400-unit Mountain Vista in Victorville, the 317-unit Rancho Los Feliz in Los Feliz, and the 276-unit Villa Vicente in Mid-Wilshire.

According to Northmarq figures cited by Commercial Observer, Greater Los Angeles multifamily vacancy held at 4.5 percent through the first half of the year, while average rent remained slightly lower than the level recorded twelve months earlier. Investment activity expanded during that period, with property sales volume rising by more than 40 percent compared to the first half of 2025.

What it changes for a closing

A closing structured as six non-cross-collateralized loans requires deal teams to manage six parallel closing paths rather than one consolidated facility. Closing teams must execute separate loan agreements, promissory notes, mortgages, and title policies for each of the six assets, even though the borrower and lender remain the same across the portfolio.

The combination of fixed-rate and floating-rate components introduces varied closing mechanics, because each structure carries its own interest calculation terms, interest-only schedules, and distinct prepayment provisions. Legal and title teams also need to coordinate payoff demands and lien releases for the prior obligations, including the four loans Voya originated in 2007, while coordinating local recording requirements across Los Angeles, Culver City, and Victorville.
