Northmarq has arranged $50 million in refinancing for Ardor on the Bluffs, a 235-unit mid-rise multifamily community in Bloomington, Minnesota. Northmarq's Minneapolis Debt + Equity team, led by Dan Trebil, secured the financing on behalf of the borrower. Connect CRE reported that the debt package was funded through a relationship with a life insurance company.
Located at 3701 American Blvd, the complex sits in the South Loop district of Bloomington, close to MSP International Airport and the Mall of America. The property was completed in December 2024 as a six-story luxury multifamily development offering studio, one-bedroom, and two-bedroom apartment homes.
Financing structure and lease-up goals
According to Connect CRE, the $50 million transaction replaces financing as the property progresses through initial tenant absorption. Dan Trebil noted that ownership and management have performed well at the community, adding that this new financing will provide ownership flexibility as they complete their lease-up.
The asset was completed in December 2024 and features a mix of studio, one-bedroom, and two-bedroom layouts across six stories. Its location in Bloomington's South Loop district provides access to transportation corridors and employment centers, as well as retail, dining, and entertainment venues around the Mall of America and the airport.
Life company capital during lease-up
Securing $50 million in life insurance company financing on a community completed in December 2024 reflects institutional capital appetite for newly built mid-rise multifamily assets. Trebil highlighted the execution of ownership and management in advancing the asset to this point in its operational timeline.
The transaction demonstrates that life company lenders will provide financing prior to full property stabilization when supported by location, asset quality, and ongoing leasing progress. Ardor on the Bluffs offers 235 units in a submarket positioned near major transit and employment drivers.
What it changes for a closing
For closing specialists, title officers, and lender counsel, refinancing a community completed in December 2024 requires coordinating construction closeout documents with real-time leasing files. Closing teams must reconcile rent rolls and executed lease agreements across the 235 units against underwriting conditions established by the life insurance company lender.
Closing checklists on a newly built six-story asset also demand verification of certificates of occupancy, lien waivers from general contractors, and post-completion title updates. Deal participants must manage these construction-related deliverables while verifying that ongoing tenant move-ins and property management records satisfy closing date requirements.
