S3 Capital has originated a $52.5 million construction loan to finance a new condominium tower on Manhattan's Upper East Side, Commercial Observer reported. The debt was secured by a joint venture between Grand Cru Real Estate and Visabe.
The loan will support the construction of a 28-unit residential building located at 1527 York Avenue, at the corner of East 81st Street. Grand Cru Real Estate principals Salomon Cojab, Jack Cattan, and Robert Salame are developing the project alongside Visabe.
What happened
The planned development will rise 20 stories and feature apartments ranging from one to five bedrooms. Planned residential amenities at 1527 York Avenue include a full-time doorman, a fitness center, a recreation lounge, and a children's playroom. Oak CM has been selected to serve as the project's construction manager and general contractor, with site work scheduled to commence in early 2027.
Commercial Observer reported that S3 Capital previously worked with Grand Cru Real Estate on another condominium project located four blocks south at 439 East 77th Street. Shawn Safdie, head of origination at S3 Capital, and Steven Jemal, senior managing director of origination at S3 Capital, pointed to the borrower's track record and familiarity with the submarket as factors in underwriting the transaction.
What it changes for a closing
For closing teams, the financing brings together a joint venture structure with a third-party general contractor and construction manager, Oak CM, on a multi-year development timeline starting in early 2027. Counsel and loan closing officers must coordinate construction loan documentation, direct contractor agreements, and equity venture authorizations prior to initial funding.
The transaction also highlights how prior deal experience between a private lender and a sponsor can streamline closing diligence. Because S3 Capital previously financed Grand Cru Real Estate at 439 East 77th Street, the parties entered the transaction with established underwriting familiarity, preexisting organizational knowledge, and local neighborhood comps already vetted.
