Watchlist

In one sentence

The list of loans flagged for heightened monitoring because of performance, collateral, or sponsor concerns, short of transfer to special servicing.

The longer version

A loan lands on the watchlist when something measurable moves the wrong way: coverage slipping below a threshold, occupancy falling, a maturity approaching without a refinance plan, or a deferred maintenance item going unaddressed. The criteria are defined so the decision is not discretionary.

Watchlist status drives action, not just labelling. It usually means more frequent reporting, a documented action plan, and periodic review. Examiners test whether loans that met the criteria were actually flagged and whether the reviews happened, so the record of the review is as important as the decision to list.

Common questions

What puts a loan on the watchlist?
Defined triggers such as debt service coverage below a threshold, a decline in occupancy, an upcoming maturity without a takeout, a covenant breach, or a material change in the sponsor's condition.
Is watchlist the same as special servicing?
No. Watchlist is heightened monitoring while the loan is still performing. Transfer to special servicing follows a default or imminent default and hands the loan to a different servicer with different authority.
What does an examiner look for?
That loans meeting the criteria were identified, that a documented action plan exists, and that the required reviews took place on schedule.
