Underwriter

In one sentence

The analyst who assesses a loan's risk, sizing it against cash flow, value, and sponsor, and setting the conditions of approval.

The longer version

Underwriting turns a deal into a credit decision: modeling NOI, testing DSCR and debt yield, evaluating the sponsor, and defining what must be true to lend. The conditions of approval become the closing checklist's backbone.

The underwriter needs the full diligence file to do the job, which ties underwriting quality to how well documents are collected and organized.
